Buying land in Lagos Life
Land grows in value while you sleep, but it pays nothing until you sell, and cheap plots come with omo-onile. Here's how to buy smart.
The plots
| Plot | Area | Price | Weekly growth | Omo-onile chance |
|---|---|---|---|---|
| Imota quarter plot | Ikorodu | Not published | - | High |
| Half plot | Ikorodu | ₦1.5M | 2% | 35% |
| Full plot | Epe | ₦2.5M | 3% | 30% |
| Full plot | Ibeju-Lekki | ₦4M | 4% | 20% |
| Full plot with C of O | Lekki Phase 2 | ₦15M | 2.5% | 5% |
| Waterfront plot | Banana Island | ₦150M | 1.5% | None |
These figures were compiled by players in launch week and the game is patched often. Fan sites don't all agree. One says growth is monthly rather than weekly. Check the plot screen in the game before you buy.
How land works
- It grows, then you sell. A plot's value rises over time, but it pays you nothing until you sell it.
- Selling costs about 5%. That comes off the sale price.
- It shows on your weekly bill. Land carries a property tax that sits on the Saturday bill next to your rent.
- Omo-onile might show up when you buy. The cheaper the plot, the more likely they are to come. If they do, players report they demand about 10% of the price. Banana Island is the one plot they leave alone.
A worked example
Say you buy the Ibeju-Lekki plot for ₦4,000,000 and the omo-onile turn up, so you pay them about ₦400,000 more. At 4% a week, after 12 weeks it's worth about ₦6,404,000. Sell, lose 5%, and you get about ₦6,084,000. That's roughly ₦1,684,000 profit before property tax, or about ₦2,084,000 if the omo-onile never came.

Land or a business?
Land is slow, safe-ish money for players who already have cash sitting idle. A business pays out every evening from day one. For most players, businesses come first and land comes later. See which business to buy first.
